The real estate market in Hyderabad, the capital of Telangana state, took a slight hit in September. There was a significant decline in the number of property registrations related to homes compared to last year. However, the premium home segment above Rs 1 crore provided some relief to the market with steady demand.
Leading real estate consultancy Knight Frank India has analyzed data from the Telangana government's registration department and revealed these details. According to this, 5,620 residential house registrations were made in Hyderabad (Hyderabad, Medchal-Malkajgiri, Ranga Reddy and Sangareddy districts combined) in September 2026. This is 15 percent less than the 6,612 registrations registered in the same month last year. Similarly, the value of transactions also declined by 7 percent, reaching Rs 4,804 crore to Rs 4,487 crore. Even compared to the month of August 2026, there was a 5 percent decline in registrations.
Impact on budget homes, stability in premium segment
The decline was mainly seen in the budget and mid-range housing segments. While registrations of homes valued at less than ₹50 lakh fell by 20 per cent, registrations of homes valued between Rs.50 lakh and Rs.1 crore declined by 6 per cent.
However, in stark contrast, the premium segment performed steadily. Although registrations of homes valued at more than Rs.1 crore declined by 12 per cent, the decline in their transaction value was only 2 per cent. This segment's share in the total transaction value increased to 56 per cent from 54 per cent last year. This indicates that demand for high-value homes in the market is strong.
Overall, steady...
Although sales slowed down in September, the market remains stable if we look at the figures for the first nine months (January-September) of the 2026 calendar year. A total of 55,715 units were registered in these nine months, with the transaction value increasing by 4 per cent to Rs 39,910 crore over the same period last year. Experts say that the monthly registrations have been fluctuating since the government revised the guidance values earlier this year.
Knight Frank India spokesperson Shishir Baijal said, “Despite the decline in the total number of registrations, the total transaction value has remained stable due to the increase in the share of sales of high-priced homes. This is clear that demand from buyers for premium homes continues.” The majority of registered properties, with a share of 66 per cent, are in the 1,000-2,000 sq ft range.
